How the phases differ

DHA is not one market โ€” each phase behaves differently. Phases 1 to 4 are the older, denser areas closest to Clifton, with mature streets, established commercial lanes and a large supply of portions and small apartment buildings. Phases 5 and 6 sit in the middle of the authority and are the most sought after for family bungalows, with Khayaban-e-Shahbaz, Khayaban-e-Bukhari and Khayaban-e-Muhafiz among the addresses buyers ask for by name.

Phases 7 and 8 stretch towards the sea and include the newer high-rise and seaview developments, while DHA City Karachi sits well outside the main area near the Superhighway and is a separate, longer-horizon proposition. Living in DHA

DHA's appeal is convenience: schools, clinics, supermarkets, gyms and the city's densest cluster of restaurants and cafรฉs are inside the authority, and Clifton, the port area and Shahrah-e-Faisal are all reachable without crossing the city. Seaview and the beach huts sit along the far edge.

The trade-off is price. DHA generally carries a premium over comparable space in Gulshan-e-Iqbal or Scheme 33, and a buyer whose budget is tight will get more covered area elsewhere. Buyers who want DHA specifically usually value the planned layout, the resale liquidity and the neighbourhood over raw square footage.
